IDENTIFICATION CRITICAL FACTORS EFFECTING OF DEFECTS IN RESIDENTIAL BUILDING IN PERAK: CONTRACTOR G7’S PERSPECTIVE

Abstract

Failures and defects are common phenomena in construction industry. Negative impacts may arise towards cost, duration and resources of project. Failures and defects can cause unnecessary expenditure and delays. Nevertheless, some of residential buildings are shows many defects even though it is a new building. The study aims to determine the critical factors effecting defects in residential building in Perak, 100 contractors from 120 contractors registered at Perak were chosen to fulfil the study’s goal. Distribution of questionnaire techniques are used for data collection. Quantitative methods had been used and in order to achieve the research objectives and been analysed by using Statistical Package for Social Science (SPSS) version 26 software. It was found that most of the respondents were answering the common type of defect that mostly occurred in residential building. The study identified the critical factors based on five main factors effecting defects during the construction stage, namely construction materials, factors due to inspections, factors due to construction equipment, factors due to constructions and factors due to construction management, respectively. Hence, it is suggested that the local government take a more active role in raising the quality of new building particularly in Perak State.
